Benchmark price
MLS® Home Price Index, monthly · last 3 years
What this shows
The benchmark price is GVR's estimate of what a typical home of each type would sell for that month. It adjusts for the mix of homes that happened to sell, so it moves more steadily than an average or median sale price. Each type gets its own scale so you can see how each one is moving.

What this shows
Of the homes listed for sale, what share sold. At 10%, about one in ten listings sold in a typical month. Flip it and you get months of inventory: at 10%, it would take about ten months to sell everything listed if nothing new came on. Higher means a busier market with more pressure on buyers; lower means more choice and more room to negotiate.
Each point averages the previous 12 months, which smooths out one-off swings in a small market like UBC.
