The benchmark price is GVR's estimate of what a typical home would sell for that month. It adjusts for the mix of homes that happened to sell, so it moves more steadily than an average or median sale price. Each line gets its own scale so you can see how each one is moving.
Rolling 12 months · last 3 years
Of the homes listed for sale, what share sold. At 10%, about one in ten listings sold in a typical month. Flip it and you get months of inventory: at 10%, it would take about ten months to sell everything listed if nothing new came on. Higher means a busier market with more pressure on buyers; lower means more choice and more room to negotiate.
Each point averages the previous 12 months, which smooths out one-off swings from a handful of sales.

How long a typical home took to get an accepted offer, counted from the day it was listed. Half of homes sold faster than this number and half took longer. Rising days mean buyers are taking their time.
Median % of original list price · rolling 12 months
What a typical home sold for, compared with the price it was first listed at, including any price reductions along the way. 100% means it sold at the original asking price; 96% means it sold 4% below.
