Market Insight · Downtown Peninsula: Downtown, Yaletown, Coal Harbour & West End
Downtown Peninsula Market
The Downtown Peninsula is really four condo markets, each with its own personality. Downtown is the tower core around Granville, Robson and the business district. Yaletown pairs its converted brick warehouses and patios along Mainland and Hamilton with the marina-side neighbourhoods on False Creek, where towers and townhomes sit right on the seawall. Coal Harbour is the quieter waterfront edge, with marina and floatplane views and the highest benchmark price of the four. The West End is the most residential, with leafy blocks, character walk-ups and newer towers between Stanley Park and English Bay. Each moves at its own pace, so we track them side by side. Here's where values are heading, how quickly homes are selling and how much room buyers have to negotiate, updated every month from Greater Vancouver REALTORS® data.
The benchmark price is GVR's estimate of what a typical home would sell for that month. It adjusts for the mix of homes that happened to sell, so it moves more steadily than an average or median sale price. Each line gets its own scale so you can see how each one is moving.
Market balance
Sales-to-active listings ratio
Rolling 12 months · last 3 years
What this shows
Of the homes listed for sale, what share sold. At 10%, about one in ten listings sold in a typical month. Flip it and you get months of inventory: at 10%, it would take about ten months to sell everything listed if nothing new came on. Higher means a busier market with more pressure on buyers; lower means more choice and more room to negotiate.
Each point averages the previous 12 months, which smooths out one-off swings from a handful of sales.
